Open Real Estate Says It Has 826 Letters of Support, 59% From Independent Brokerages, Plus Statements From Four MLS CEOs
The Quick Take
Open Real Estate said Monday it has received 826 letters of support from real estate brokerage leaders, RISMedia reports. By its count, 493 of them, or 59 percent, came from independent brokerages. Its release also carried statements of support from the CEOs of Bright MLS, CRMLS, NTREIS, and NorthstarMLS. Bright’s Brian Donnellan welcomed the initiative, while NTREIS’s Chris Carrillo welcomed constructive dialogue with it.  Read more →

The Bigger Picture
CRMLS CEO Art Carter said the two align on the concept of brokers bringing listing data in from outside the CRMLS input platform. NorthstarMLS CEO Tim Dain said broker-led innovation should not be viewed as a threat to the MLS. Council of Multiple Listing Services CEO Jessie Edgerton voiced hope but said governance and execution questions remain unanswered.
📊 The Takes
Many agents count the independent letters as real momentum, others want listings flowing before they believe it, and some are watching which MLSs actually plug in.

🤝 Counts the Independent Letters — ‘Open Real Estate says most letters came from independents. That tells me this is not just a big-firm project.’

⏳ Waits for Real Listings — ‘A letter of support is not a listing. I will believe it when listings actually flow through it.’

🔌 Watches the MLSs — ‘Four MLS CEOs sounded supportive, but governance questions remain. I want to know what my MLS will do.’
2nd Take
MLSListings Joins Six MLSs Suing Compass, and Compass Says It Will Seek to Dismiss the CRMLS Case
The Quick Take
MLSListings, a Northern California MLS, joined the Oct. 21 suit by ARMLS and five other MLSs against Compass, Real Estate News reports. It was added Oct. 30 in an amended complaint in the Southern District of New York. The MLSs allege a Compass pressure campaign to end their fines on agents who break pre-marketing and listing rules. Compass says seven of the top 25 MLSs have long let agents publicly market office exclusives without fines.  Read more →

What’s at Stake
Also on Oct. 30, Compass told Judge Mary Kay Vyskocil it intends to seek dismissal of a similar CRMLS case. OneKey MLS has since joined that case. If the motion is denied, Compass wants the claims severed and the case moved to California.
📊 The Takes
With seven MLSs in one suit, many agents expect more to follow, others watch whether Compass gets the CRMLS case dismissed or moved, and some stick with local rules meanwhile.

📈 Expects More MLSs to Join — ‘Seven MLSs are now in this one suit. I expect more to sign on before any judge rules.’

⚖️ Watches the Dismissal Bid — ‘Compass plans to ask the judge to dismiss or move the CRMLS case. That decision matters more to me.’

📋 Follows Local Rules for Now — ‘These are filings, not rulings. I keep following my MLS rules until a court says otherwise.’

Banks Reported Weaker Demand Across All Residential Loan Categories and Easier Jumbo Standards, a Fed Survey Says
The Quick Take
Banks reported weaker demand, on balance, across all residential real estate loan categories over the third quarter, the Federal Reserve said Monday in its October Senior Loan Officer Opinion Survey. Banks reported leaving standards basically unchanged for most types of residential mortgages. They reported easing standards for qualified mortgage jumbo and non-QM jumbo loans. They reported tightening standards for subprime mortgages.  Read more →

Why You’ll Feel It
The survey covers the past three months, which generally corresponds to the third quarter. Responses came from 61 domestic banks and 18 U.S. branches and agencies of foreign banks. Its seven home-purchase categories include GSE-eligible and government loans. Demand for home equity lines of credit was unchanged.
📊 The Takes
Most agents read weaker loan demand as fewer buyers ahead, others see room for jumbo buyers, and a few stress that standards barely moved for most mortgage types.

📉 Expects Fewer Applicants — ‘Banks reported weaker demand in every residential loan category. I am not counting on a rush of new buyers.’

💎 Calls Jumbo Lenders — ‘Banks reported easing jumbo standards. My higher-priced buyers should talk to more than one lender.’

🧾 Says the Bar Held — ‘Standards were basically unchanged for most mortgages. Demand moved more than lending standards did.’
👋 Until tomorrow, Agents.

CURATED will be watching whether more MLSs join the suits against Compass.
